Environmental Site Assessments

Hazardous substances or petroleum products, if improperly stored or disposed on-site, can be extremely expensive to clean up. The liability to do so will often extend to future owners. Criterium Engineers Phase I Environmental Site Assessment studies generally follow the format of ASTM Standard 1527-94 and include a physical inspection of the site, a review of relevant records, and interviews with occupants, owners, neighbors, and selected officials.

Reserve Studies

This combines an engineering review of building components with an analysis to determine optimal monthly contributions into a capital reserve fund. The study uses software developed by Criterium Engineers and KPMG Peat Marwick. The software was developed to provide common interest realty groups with an analysis of their current capital reserves, future requirements, and various funding options to ensure the viability and health of a capital reserve fund. The standard reserve study consists of four elements: Component Inventory, Condition Assessment, Repair/Replacement Cost Estimates, and Funding Plan. The capital reserve may be funded by monthly fees, special assessments or both.
